According to Homes.com’s Palm Desert city guide, the median sale price over the past 12 months is $625,000, up 4%from the previous 12-month period. The median single-family sale price is $645,000, and homes spend an average of 75 days on the market. Homes.com also reports 302 homes for sale and 4.3 months of supply.
The numbers suggest a market with more choices and less urgency than buyers experienced during the most competitive years. A citywide median is only a starting point, however. The value of an individual property depends on its community, condition, amenities, HOA costs, land status, and nearby comparable sales.
Recent Activity Shows a Softer Market
The shorter-term numbers tell a more cautious story. Redfin’s Palm Desert housing-market report covers the three months ending August 2026. It reports a median sale price of approximately $555,000, down 3.5% from the same period last year. Homes took about 105 days to sell, compared with 94 days a year earlier.
Redfin also reports that the average home sold for approximately 4% below list price, while about 31% of listings had a price reduction. Those figures point to greater buyer leverage, especially when a home has been on the market for an extended period.
The Homes.com and Redfin figures are not contradictory. They use different time periods and methodologies: Homes.com presents a rolling 12-month view, while Redfin’s report emphasizes the latest three-month period. Together, they suggest that Palm Desert maintained longer-term value growth while momentum softened more recently.

Palm Desert is not one uniform market. Recent data shows meaningful differences across the city:

A condo in a golf community should not be evaluated against a single-family home in South Palm Desert simply because both properties share a Palm Desert address.

Freddie Mac’s weekly survey reported an average 7.03% rate for a 30-year fixed mortgage on September 24, 2026, up from 6.95% the week before. The 15-year fixed average rose to 6.42% from 6.26%.
These are national survey averages, not individual rate quotes. A buyer’s actual rate depends on the loan program, credit profile, down payment, property type, points, and market timing. In Palm Desert, HOA dues, insurance, taxes, and any land-related costs should also be included when comparing the full monthly payment.
With homes taking longer to sell, buyers may have opportunities to discuss seller credits, repairs, or a rate buydown. The best structure depends on the property and the buyer’s financing, so it is important to compare the payment impact of each option.
What Buyers and Sellers Should Know
For buyers: More inventory and longer marketing times can create negotiating room. Pay attention to days on market, price reductions, HOA documents, special assessments, and the full monthly cost—not just the list price.
For sellers: The first few weeks matter. Price against recent closed sales and current competition within the same community. Strong preparation, professional marketing, and a realistic response to early feedback can help prevent a listing from becoming stale.
For homeowners: Citywide statistics cannot determine what your home is worth. A personalized market analysis should account for your floor plan, condition, upgrades, location, community amenities, and the most relevant recent sales.
